After you receive building reports show them to your solicitor. This is the negotiation stage where your lawyer can help you. The purpose behind this is to either get the repairs done or get the value of the repairs deducted from the purchase price.
There is a possibility of the seller disagreeing on fulfilling either of the conditions, if they know they can get another buyer.
In most cases, the seller reduces the price, the sale proceeds and you get the repairs get done. In rare cases, the seller does not accept any faults.
In some instance, the seller does the repairs poorly and cheaply or will split the cost of the repairs. The agent will have a lot of experience in what to do after a building report. They will try to minimize what is wrong or indicate your prices are too expensive and give another contractor a different brief. You should not accept any advice from their contractors as they are paid, or induced to give a lower price on a different specification. Building consents are required for all kind of building work except maintenance of the existing structure, some plumbing repair and drainage.
Sometimes whole buildings or extensions are completed without consent.
Most territorial authorities will not accept retrospective consents as they cannot see what is underground and underneath the walls. This may mean that you take off the value of the work done without a consent, demolish and redo or have the wall linings removed and inspected after getting a building consent. Obtaining a building consent may incur you a $1000 to $5000Â dollars approximately. The cost may depend on the job size as well. It involves plans, specifications, a certificate of title, application forms, fees, testing, and inspections to get a Code Compliance Certificate.
You will need the consent otherwise when you go to sell the house, the buyer will get a pre-purchase report, or a LIM report done, and find no consent, and/or the work does not comply with the Building Act.

We install a range of roofing materials in Wellington. We recommend different roof profiles and materials depending on a number of factors outlined below.
The traditional material was galavanised corrugated iron manufactured by plumbers in their workshops. Today there are many types of profiles and materials.
The base material is galvanised Steel or Zincalume some with a Coloursteel coating applied. The most common roofing material installed today is ColourSteel. ColourSteel comes in different grades depending on where it is used. Most roofs are done in standard Coloursteel. Roofs close to the sea or corrosive environments are in higher grades which are more expensive but last a lot longer.
Installation instructions for Coloursteel are extensive. All roofs installed by us are in accordance with the NZ Building Code. The code requires roofs to last at least 15 years but in some places up to 50 years.
Some parts of a roof can be hard to access later when the materials need repairs so we may use Aluminium on these areas.
The type and material chosen, depends on how hard it is to replace which is a requirement of the Building Code, the area we are installing it and depends on the slope of the roof and not just how it looks. Corrugated iron does not work below 8 degrees so a different profile is used.

This is a picture of a section of old Decramastic roof tiles. You will notice some are dented and where someone has walked on the tile several times the tile cracks in the top rib and rain water leaks in. It is very had to find this cracked tile as sometimes the water tracks down the building paper until it finds a crack in the paper and leaks in. This crack can only be seen from the underside. In other words you need to take the tile off to see it. We can replace these tiles with Gerard Roof Tiles. The profile shown in the picture comes in 7 and 8 bay types. Some have a straight edge and some a scolloped edge. Over the years we have attended a lot of leaks where the owner has called on all sorts of people to find and fix leaks in these roof profiles this is evidenced by huge quantities of silicon squirted all over every lap and joint they can find in the hope of fixing the problem. Usually after several attempts at fixing this they call us and we replace the faulty tiles.

Earthquake preparation or earthquake preparedness plan
First Aid Kit – every household must have a first aid kit. It can be handy for other emergencies as well.
Phone recharger battery type as there is not likely to be power to charge your phone.
Gas shut off valve where you can turn it off before the leaking gas catches fire.
Auto shut off valve for gas if the pipe breaks. Not commonly done, but it is an option.
Hot water cylinder secured to wall.
Have you got a sheet of polythene for collecting water. And you don’t need to boil the rain water either. Works at night too, when it’s not raining; it can catch dew.
A primus so you can boil the water, and water proof matches or a lighter.
Big container for water.
We can install large tanks to catch rainwater. In Christchurch, weeks out from the quake a large proportion of the city is still without water.
Have you got your next door neighbour’s cell phone number.
A hammer and crow bar will be really handy. And so will a spanner, poly grips, hacksaw, with spare blades of different coarseness and multi screw driver. These tools will get you out of most situations. You will be amazed at what a hacksaw can get through.
Tie all heavy items against the shaking caused by earthquake.
Supply of earthquake water. We recommend installing an emergency tank next to a down pipe, so if the water supply is limited, you can still have access to water from the storage tank.
Stash a few dozen cans of food and canisters of water somewhere easy to access. If in case, the building fell down you could get them.
Successful kitchen renovation requires careful planning, as there is a lot that may go wrong. For example, dishwasher doors or oven door clashing with cupboards. Get a kitchen renovation checklist here.
The most common mistake even with professionals is the width of the room. Its often incorrectly measured resulting in the cupboards or benches not fitting. The next most common error is the cooker is too big for the oven cable currently installed. Consider switching to drawers for easy access to heavy items in the back of cupboards. Stainless steel is less used these days.
For long term, stainless steel is still used in commercial kitchens and kitchen renovation. If you have a kitchen renovation in Wellington, contact us.

You should tend to keep kitchens smaller for efficiency in a domestic situation. Galley kitchens are quite efficient. We also undertake commercial and industrial kitchens.
Drain leaks are like water supply leaks, in drain leaks the water discharges in locations that are often not near the source. The break is often away from where you see the water running.
Often these leaks can travel 100’s of meters from the leaking drain. There is a method for locating them which involves cutting and testing. Putting dye down the drains can help sometimes.
A drain camera will locate tree roots and large breaks, but not slight cracks. In most cases, enormous sections of drain need a replacement. Drain cameras do not fix drains, but they are useful in locating the position of the drain and seeing its condition.
Sewerage can discharge from stormwater drains when they are both broken. Leaking drains are often blocked too.
Drain Unblocking
There are different ways of unblocking drains depending on what is blocking it. For example, sand in a storm; water drains are not removed using a drain-clearing machine. In this case, we use industrial water blaster. The same applies to stiff root infested drains, the machine will take a long time to cut through. In cases like these, industrial water blasters are more successful than machine clearing. Clearing machines are handy for some locations and drains. Wellington is one of the most difficult places in the world to unblock drains due to its hilly topography. Long back sections farther from the road and drains are often over 100 years old. Due to undulating sections, the drains are often deep underground, hard to locate and work on due to keeping walls built over top of them.
In New Zealand, it is not required to bring drain access points to the surface. It means we often have to access drains through bend gully traps making it more difficult. We have a drain camera that will locate pipes deep underground. The camera will take video of the drains up to 50m in length. We can camera more than one section to form a video of the entire length all the way to the Council main. It can see things like breaks and tree roots.
Tree Roots
Often in New Zealand, we grow large trees on our properties. This results in tree root travel along way to find water. For these roots, leaking drains are a good source of moisture. Once the root finds these drains, they wrap themselves around them and even crack to enter the drain. They grow and run down inside these drains. This results in the drain blocks. Cutting these roots from inside is only a temporary solution, as they will keep growing over again. The best and permanent solution is to cut out the bad section of the drain and replace it. We use PVC in drainage today and it does not crack unless it is heavily stressed.

Solar water heating is one of the most efficient ways to heat water in your home. Solar panels can be installed based on your rooftoop and house size.
Solar water heating is a method of using sunlight to heat water with the help of solar thermal collectors. This heated water is then stored for use in insulated hot water tanks. Solar water heaters are efficient but sometimes may require external energy boosters if sunlight is not enough.
Wellington is an ideal place for solar water heating. If you are an eco-friendly person or you want to spend less on electricity or you have very little power available then solar water heating is the way to go.
There are two kinds of solar collectors, namely, flat plate and evacuated tubes.
There are two types of installations pumped and thermosyphon. Pumped is the most popular in especially when retrofitting an existing house.
From a plumbing perspective, there are pumped and thermosyphon (or unpumped). Thermosyphon installations the tank is installed on the roof top with the solar panels. Often owners don’t want a tank on their roof due to the weight of the tank on the roof. With a pumped installation the tank is usually inside the house or it can be in the roof space.
Pumped system consists of a circulation pump along with a controller installed to the geyser to regulate water to the collector and then water returns once it is heated.
Most solar water heaters in New Zealand are pumped. If a building is designed for solar water heater, the tank and collector can be installed on the top. Ensure you are not likely to get freezing conditions as thermosyphon systems suffer if the pipes freeze.
Flat Plate vs Evacuated Tube
Flat plate and evacuated tube are types of solar collectors. Tube collectors have the advantage of having a vacuum, which makes it harder to get condensation and mildew on the inside the glass, which is what the flat plate collectors suffer from. Freezing is also an issue for flat plate water-filled collectors. Freezing is overcome with a glycol filled closed-loop system or a controller that has a feature to eliminate the problem by starting the pump briefly to get the water moving slightly to stop it from freezing or a drain back system. Evacuated tubes usually generate slightly more energy than flat plate collectors but are more prone to damage from hailstones and other solid objects.
EECA believes in efficient transportation, productive business, energy efficient homes, and more.
We are an EECA approved solar installer based in Wellington. We offer solar panel installation services in Wellington and suburbs such as Miramar, Upper Hutt, Lower Hutt, Whitby, Khandallah, Porirua, and more.
Maintenance
We offer repairs, maintenance, and replace solar collectors, solar pumps, controllers, diagnose faults, replace insulation and repair frost damage and leaks. We repair flashings and improve energy efficiency. We cover all areas in Wellington for solar water heating including Island Bay, Johnsonville, Karori, Khandallah, Lower Hutt, Lyall Bay, Miramar, Porirua, Pukerua Bay, Seatoun, Tawa and Upper Hutt.
Tubes are slightly more efficient, particularly U tube types. Flat plate is less likely to be damaged by hail or stones. Evacuated tubes are more efficient in winter and later in the afternoon. Flat plates are usually better at midday.
Tank size depends on the number of people consuming the supplied hot water. 1 person = 135 litre, 2 people = 180 litre, 3 people = 225 litre, 4 people = 250 litre, 6 people = 300 litre. If your tank has that much capacity, that will be fine. If not, a smaller collector will be used and the installation will not meet your daily needs. With solar water heating, the daily hot water requirement needs to be collected between sunrise and sunset.
Some tanks have heating limitations eg max 70’C so the solar collector controller is set to no more than that. Specialist solar tanks often have higher limits.
The pump stops working. The controller will restart when the power is turned on.
There are some solar installations where the collector is below the tank where convection can occur between the collector and the tank. So no power is required.
Wash the collector once per year, check the pipe insulation, check the pump is operating, change the glycol if your system has it, not many do. Check plumbing for leaks, if the system is closed loop check it still has pressure on the pressure gauge. Lastly, check the roof fixings.
A licensed Master Plumber can install solar water heaters. We are a certified plumbing company in Wellington, you can contact us for installing solar water heaters in your premises.
Solar water heaters don’t get as much sun as needed, but will heat the water from cold to about 30-40 degrees depending on whether the collector has been correctly sized. The collector will heat water even when it has been raining all day.
Solar panel installation is a great way to save on your energy bills. If you are looking to install new solar panels in your home or business, contact us today. Contact us for solar panel installation, repair and maintenance services in Wellington. We are available for emergency services on 24 hours basis.
